Company ProfileMBT Homes was founded by Marcus Truett, a broker who realized that the person overlooked by most agents in Orlando's vacation home or condo hotel market was the buyer. With many different investment and vacation home opportunities cropping up in the Orlando resort area, most agents and brokers base their property choices on a commission basis, regardless of the buyer's best interests. Many buyers over the years have called Marcus with little or no Real Estate background and were told the brutal truth. Often this is not what the prospective buyer wants to hear. If you want breakeven from the first 6 months, do not buy a vacation home in Orlando. Will you find Realtors who will sell you property with little or no money down who promise you everything you want to hear? Yes. Will Marcus sell it to you with unrealistic expectations? No. MBT Homes will not sell every community in Orlando. If you do not see the property on our website there is a reason. We need all of the ingredients necessary for a property to be successful for us to stamp it with the MBT Homes seal of approval. 1. Location, location, location. This golden rule of Real Estate applies to vacation homes and condo hotels as well as it does to your primary home. 2. Amenities. As builders of condo hotels and vacation homes realize that they have to build the biggest and the best communities, vacationers become more and more discerning with their business. 10 years ago a pool and 2 TVs was all that was needed, now if you do not have a gated resort community with clubhouse, gym, spa and restaurant you are passé. 3. Builder integrity. This is a huge investment, we will not sell a property unless the builder has a proven track record. We like Vegas gambling, we just don't like to gamble our vacation home or condo hotel. 4. Management. With a vacation home you have the luxury of changing management company, with a condo hotel you are essentially bound to the management company in place. Without bookings and good maintenance protocols you are in a hole before you start. That said can we guarantee success? No, but we can give you the best opportunity to realize your vacation home / condo hotel dreams. Marcus Truett was born in England, and emigrated to the Orlando in 1991. His parents had already moved to Florida in the late 70's, and own The Little White Wedding Chapel in Kissimmee. Some of you may know Marcus from his swimming pool business Ever Clean Pools Inc., which he sold a while ago. Living in Kissimmee, Florida for over 10 years, and working closely with Property Management companies has taught Marcus a valuable insight into how to market your vacation home to families staying in the Disney Resort area. As Field Service Manager for a premier management company in the area, he nurtured close contacts with builders, warranty departments, and furniture companies, which are vital in preconstruction. After leaving property management, Marcus put his license with Ronald P Bressan, a Real Estate leader with over 40 years of experience. Ronald took him under his wing and taught him the "ins and outs" of vacation home Real Estate in Orlando, advice which has been invaluable, and they remain close friends to this day. All of this ensures your buying process will be hassle and worry free, and your second home in Florida will be as profitable as possible.
